Increasing space and liveability. Redesigned for comfort and elegance.
Removing Walls and Re-Purposing Spaces: This Mediterranean-style home, originally built in the 1940's, is located in Glendale, California. As shown above in the original floor plan, the kitchen, breakfast nook and laundry areas were separate and fragmented, creating a congested layout. Comparing the floor plans you will see that we removed two interior walls to open up the kitchen area.

New Central Island: The new design has a central island with seating space for four people. Also included in the island is a vegetable sink and a gas cooktop with a downdraft ventilation system. Three pendulum LED fixtures were installed over the island. To improve on the kitchen accessibility it was decided to add a new doorway to access the existing Hall. We arched the two doorways and the ceiling to create a tunnel. Then just to the right of the tunnel we installed the new laundry closet.
Vaulted Ceiling: The old kitchen had a traditional 8-foot ceiling, which was removed to create what is known as a vaulted ceiling, giving a wonderfully bright and open feel to the space.

Bringing the Garden Inside: The gable end exterior wall (right side of the drawing) faces an existing beautiful courtyard, including koi pond, trellis, hot tub and magnificent landscaping. In order to bring this beauty of the backyard into the kitchen space we installed three new arched wooden windows that reach nine feet up the wall with full radius tops to complement the Mediterranean style. The new window sills extend down to the black granite countertop. We also installed a new glass door that is eight feet high next to the windows. Included in the base cabinets are two under counter refrigerators for wine and beverages.

Lots of Shelves and Counter Space: The former nook area now has wall cabinets that extend all the way down to the dark granite countertop. We extended the depth of the base cabinet to three feet so there would be plenty of counter space. We filled in one window for needed wall space and replaced two existing windows with new full radius top wooden windows.

Natural Light and LED Lighting: The two wall cabinets that flank the windows not only have glass doors but also have glass side panels and glass shelves with interior LED lighting that filters through the glass shelves at night. Natural light from the windows illuminates the wall cabinets through the side panels during the day. We installed LED lights on top of the wall cabinets to bounce light off the vaulted ceiling, and under-cabinet LEDs to illuminate the countertop. A flat screen TV was built into the wall to the left of the sink.
Built-in Appliances: On the wall to the left of the sink we were able to build in new double ovens and a refrigerator by moving the existing archway over to the right by two feet. The top oven is a convection microwave oven, the middle is a standard convection oven and below that is a warming drawer. We were able to build in a full size, full depth refrigerator into a three foot deep cabinet. The vaulted ceiling on the right gable end wall allows for beautiful pottery display enhanced by upward LED lighting.

Connections to the Rest of the House: The hallway wall includes a new tunnel walkway that connects the kitchen to the new stacked washer/dryer unit, pantry cabinet and an existing stairwell down to the basement. The pantry cabinet backs up to a new linen cabinet in the hallway. To make the laundry closet more functional we tiled the floor and included a new floor drain. We installed the shut off valves on the side of the closet and created shelving for the detergents and fabric softeners.

The front elevation of this beautiful Glendale Mediterranean home gave us the inspiration of bringing these existing triple wide full radius wooden windows into the kitchen design. This home is located on a corner lot so the kitchen has quite a nice view to the street and back yard. The original walls between the laundry room and the breakfast nook were removed to create one large room, doubling the size of the kitchen.

The box bay over the kitchen was quite large leaving little wall space for a wall cabinets on the right side of the sink. We decided to move the windows 18 inches to the right to solve the problem which also created more counter space. Building in the flat screen TV allowed us to conceal all the wiring. We eliminated the incandescent lights and replaced them with new LED lighting.

Before any of the original materials were demolished, everything was tested for lead by an outside company. All our supervisors have been to lead remediation classes and we are certified as a Lead Remediation Contractor. We take all necessary precautions for the removal of the debris to meet with Lead Remediation Safety Codes.
